Heather Niblock, Transaction Manager
To TM or Not?
A friend of mine who is a Realtor came to me telling me that as much as she loved her job, she felt her it consumed her life completely. She was yearning for more time with family and friends while keeping the business she had built running smoothly and growing. She knew my project management experience would benefit her, and we both agreed the skill set I owned could really help her run things much more consistently. She wanted to expand her business while keeping the same high level of customer service and making sure her clients felt taken care of, while trying to enjoy more of her life outside of work. Having someone to take care the million little details that come with every real estate transaction was what she needed. She had been a Realtor for a long time and was very good at what she did, but wanted some of her life back. Something I think all Realtors can relate to!
All Realtors want and need more time to list, sell, buy, and negotiate their deals. Their job is to list the house at the right price, search to find the right home for buyers, and expertly negotiate the deals on behalf of their clients. Our job as Transaction Managers is to handle all the details in between that keep the deal moving forward without a hitch. The paperwork that goes along with every transaction can be mind boggling… appointments, amendments, signatures, repair lists, etc. Why risk something falling through the cracks that could negatively affect the deal? Why not have an experienced person who is detail oriented, who understands deadlines and timelines, and who is knowledgeable in the real estate world help you along the way?
With me handling such details, she soared. Her clients were well taken care of, her deals now had a focused eye on the documents, her business grew and most importantly she was enjoying life outside of work. I have never felt such appreciation in my career as I have as a Transaction Manager. By taking the load off Realtors, we let them shine! We let their hard work pay off, so they can truly enjoy all areas of their life.
